In the hardest moment of my life, I had to step back and accept I had no real control. Only then was I able to place my faith in a plan that was bigger than my own.
All the potential was there. At 13 I had started competing in bodybuilding shows and had enough success for mentors around me to believe I could one day win Mr. Olympia. By my late teens, I had a sponsor, my competitions and travel were paid for, and I was on ESPN. My future seemed mapped out.
Then, at 19, everything changed. I found my mom after she had overdosed. She struggled with addiction for most of my life, and even though things were always rocky, I never stopped trying to help her. That day, I realized I couldn’t control everything, and I certainly couldn’t carry that weight alone. Losing her was the moment that brought me to my knees and ultimately brought me to faith.
From that point forward, I made faith a priority in my life. I started going to church and leaned into my relationship with God. That brought me to my wife, Shayna. We’d known each other since seventh grade and dated in high school, staying good friends after. When my mom passed and I found faith, I invited her and her daughter to church. She became just as involved as I was, and before long, we realized God was bringing us back together. A year later, we were married and building a life rooted in faith and family.
At 19, I stopped competing, but I stayed in the industry by working as an Associate Producer for American Sports Network, a division of ESPN while finishing my degree in marketing. My goal was to buy Ramona Fitness, the gym I grew up working out in. After my wife and I bought our first home, we used the equity to help with the down payment, and I secured an SBA loan. At 21, I bought the gym and over the years we have had more than 30,000 members. It is now called TG the Gym, Ramona.
With the success of the gym, Shayna and I pursued other ventures, including a women’s gym, smoothie bars, and a wedding photo and video business. Each business came with challenges, but they only sharpened my knowledge and ability to problem solve. In 2014, I began my real estate career. Using the equity on our home to help buy the gym changed our lives, and I wanted to help other people realize the opportunities real estate has to offer. In 2024, I became the broker-owner of TB the Brokerage.
Stepping away from the path I had laid out forced me to challenge myself, build from the ground up, and create a life centered around what matters most. Through our businesses, we have been able to share in the blessings we've been given. My sister helps run the gym, my son is a personal trainer there, our oldest daughter got her marketing degree following in my footsteps, and our youngest daughter has an entrepreneurial spirit. It’s been fulfilling to build something that not only serves others but also includes the people we love.
While I may have stepped away from competing years ago, I was able to return and 2019, earned my pro card, won Mr. USA in both Men’s Physique and Classic Physique, and took home three overall titles at the same competition I first entered in 1993. For the past 17 years, I have also written a fitness and motivational column for the San Diego Union Tribune to share my experiences and lessons learned.
But my greatest accomplishments are being married to my wife for 25 years, having three kids who love the Lord and are pursuing their dreams, and having businesses that reflect the values we live by. Faith and the impactful people in my life have given me hope, direction, and purpose.
Through real estate, I have found a way to serve people and make a lasting difference. I often tell my clients I am like their real estate personal trainer. Instead of fitness goals, I am helping them navigate the purchase or sale of real estate, which can drastically change their lives by creating financial stability and building long-term wealth.
Combining my experience in business, marketing, production, photography, sales, and customer service, I pride myself on creating a comprehensive real estate experience delivering the best results for my clients! I specialize in listings, particularly higher-end homes, understanding what it takes to showcase a property to the right buyers. Each listing is like launching a new business—requiring a clear plan, timeline, and targeted marketing strategy. Additionally, my experience buying land and building gives me a unique insight into land sales and development.
One of my favorite aspects of real estate is meeting new people, hearing their stories, and helping them take the next step in their journey. That’s why my wife and I host community events throughout the year like Easter basket giveaways, Santa photos, and back-to-school backpack drives. It’s a way for us to give back, have fun, and stay connected with our community!
Sincerely,
Peter San Nicolas
